Garage plumbing catches people by surprise. Water heaters, washing machine hookups, and utility sinks in unheated garages are exposed. Garage doors leak air. A north-facing garage in Edmond or Yukon can drop below freezing while the house stays warm.

Insulating Exposed Plumbing Before Cold Weather Hits
Pipe insulation is your first line of defense. The goal is to slow heat loss from the water inside the pipe. Even a thin barrier makes a difference.
Foam pipe sleeves are the standard solution. These split tubes slide over copper or PEX lines. You can find them at any hardware store in six-foot lengths. For tight spaces, use pipe wrap tape. It's less effective than foam, but it works where sleeves won't fit.
Start in the crawl space. Insulate every supply line, both hot and cold. Cold lines freeze faster, but hot lines will freeze too once the water stops moving. Pay attention to joints and elbows. Those spots lose heat quickly. Overlap insulation or use elbow covers to protect turns.
Don't forget drain lines. While they usually don't hold standing water, a slow-draining sink or tub can leave enough water in a P-trap to freeze and crack. Wrap exposed drain pipes in unheated areas.

Don't panic and start thawing pipes with a propane torch. That's a fast way to start a fire or burst a pipe from sudden pressure. Use gentle heat. Open the affected faucet and work backward toward the frozen section.
For exposed pipes in a crawl space or basement, a hairdryer works well. Play the warm air back and forth over the suspected freeze point. This takes patience. Thawing a frozen pipe can take thirty minutes or more. Space heaters pointed at the area help, but keep them away from wood and insulation.
For pipes inside walls, turn up the thermostat and wait. Infrared heat lamps aimed at the wall can speed the process. You can also try opening the wall at an access point and using a hairdryer, but that's a last resort. We've seen customers cut open walls only to find the freeze was somewhere else entirely.
If the main supply line at the meter is frozen, call the city water department. That's their equipment. They have thawing gear. Don't try to thaw a meter yourself. You can damage the equipment or get a surprise water bill if you break something.
Sometimes a pipe freezes and bursts, but you don't know it until the ice melts. You hear running water, or you see a ceiling stain. Shut off the main water supply immediately. Then call a restoration company. Fast response limits the damage. Drying within 48 hours prevents mold growth.
